And the world's best building is...

The first ever World Building of the Year Award winner has been announced, beating off more than 700 other entries from 63 countries...

The
first ever World Building of the Year Award winner has been announced, beating
off more than 700 other entries from 63 countries...

You may well wonder what a Spanish
rubbish dump, the Royal Danish Yacht Club and a Japanese Dental Clinic have in
common.

I'll put you out of your misery- they were all shortlisted for the first
ever World Building of the Year Award, which
celebrates architectural prowess.

Entries consisted of buildings that were new, restored, rehabilitated or
converted and completed between January 1st, 2007 and June 20th, 2008.

Paul Finch, Editor of The Architectural Review and
Programme Director of the World
Architecture Festival (WAF) Awards, said that the most significant building
in the world in any given year was not necessarily one of the most
high-profile.

"It could be that a primary school in Glasgow
or a small church in Peru
is actually the building doing most to alter the way we think about the
building type," he said.

In the end, Dublin based Grafton Architects'
new faculty building at Milan's Luigi
Bocconi Free University grabbed gold at the awards in Barcelona.

The University dates back from 1902 and has grown in the past 100 years from
a privately funded institution to an international university for business,
economics and law.

The campus now comprises an entire neighbourhood within a residential and
commercial district.

The winning faculty building contains new conference and lecture rooms,
auditorium and research offices for 1000 professors and postgraduate students.

The 722 entries were split into different categories according to the
building's purpose, ranging from learning, civic, culture, shopping, sport and
pleasure. The winning building fell into the ‘learning' category.

Each of the categories chose a winner, and then the overall winner was
deemed the ‘World's Best
Building for 2008.'

The
aforementioned Spanish rubbish dump, (which had been transformed into a green
terraced agricultural landscape) won the Energy, Waste and Recycling category.

The judging panel, which was headed up by Robert Stern, who replaced Sir
Norman Foster at the last minute after one of his designs made it to the final,
was looking for ‘architecture that thought about complex issues in an
imaginative way.'

The ‘totally 3D' building was chosen as the overall winner as it ‘fitted
within the urban landscape but still stood out.'

Mr Stern said, "The use of space, light and local materials captured the
essence of the city and the desire of the university to be connected with its
surroundings.

"We were impressed by the building's physical and conceptual density," he
added.

The new faculty building will have its official opening later this week.

Stop searching! New SEO service is here!

Now is the time to get your website ready for the New Year revival, with TheMoveChannel.com offering an SEO service designed to help you plan and implement the right strategy to attract more buyers when the market bounces...

Now is the time to get your website ready for the New Year revival, with TheMoveChannel.com offering an SEO service designed to help you plan and implement the right strategy to attract more buyers when the market bounces...

We all know that things are quiet right now and it's tough to justify dipping into the pockets to spend money.

But once Christmas is out of the way, interest levels will surge - they always do.

The chart above shows search volume trends for property terms over the last three years.

It's clear that the overseas property market is highly seasonal and tails off during the final quarter, with activity jumping sharply as January gets out of the way.

Act Now or Miss Out

Investment returns from SEO are probably the highest of all marketing activities right now - pound for pound, euro for euro, or dollar for dollar, nothing else can deliver you leads as cheaply as ranking number one for a relevant term.

But achieving those results takes an initial investment and results don't happen overnight, so it's no use waiting until the New Year to make sure your SEO strategy is in place.

The Solution

Good SEO companies are hard to find, particularly with knowledge of the property sector.

The SEO service from TheMoveChannel.com is a strategic solution that builds on nearly 10 years of Internet market experience in the international property industry.

Thus, it delivers genuine insight and real long term value.

For a fixed fee of £2950, we will conduct a 5-stage Review plan, which covers the following:

Property Product Review

Website SWOT Analysis

Keyword Universe Creation

Optimal Phrase Selection

Competition Assessment

This would lead to a series of recommendations and an SEO Implementation Plan, which covers:

On Site Recommendations

Link Building Strategies & Tactics

At this point, you can then either commission us to put the plan into action, or implement it internally.

Depending on the scope and extent of work to be done, we work to budgets of £500, £1000, £2000, or £5000 for the initial implementation plan, with the same figures for ongoing work if this is also required.

Moroccan property market is growing

Domestic and international demand has helped boost growth in the Moroccan property market, it has been asserted.

Domestic and international demand has helped boost growth in the Moroccan property market, it has been asserted.

Nik Kapur, director at M2Morocco.com, explained that there are an increasing number of opportunities for investors in the country's real estate sector.

He noted that rental values in many of the nation's main cities are continuing to rise, which could bode well for anyone who buys a home with the intention of letting it out.

"Average yields are far higher than can be found in most developed countries and there is strong demand for holiday lettings in tourist hotspots like Marrakech," Mr Kapur stated.

Moroccan property takes a tumble

The terrorist bombing of a Marrakech cafe in April, which left 16 people dead, dealt another blow to Morocco's struggling holiday-home industry.

The terrorist bombing of a Marrakech cafe in April, which left 16 people dead, dealt another blow to Morocco's struggling holiday-home industry.

Five years ago, the North African country was seen as a rival to Spain and Italy, a less-expensive alternative, luring pensioners and buyers of holiday homes. Middle East developers such as Emaar Properties, Sorouh Real Estate, Barwa and Qatari Diar announced large, multibillion-dollar developments.

But the global financial crisis, political turmoil in the region and the cafe bombing have brought activity in the market to a halt.

"The second-home market collapsed totally," says David Le Bail, the director of consulting for the international property consultancy DTZ. "There were simply no transactions."

In the context of identifying new areas of mutual cooperation and developing close relationships with Europe, the Moroccan Office of Industrial and Commercial Property (OMPIC) launched on June 14, 2011 a project funded by the European Union (EU), according to Margreb Arabe Press.

Morocco plans new golf courses

No less than 13 new golf courses are due to open in Morocco over the course of the next three years, the country's national tourism office has revealed.

No less than 13 new golf courses are due to open in Morocco over the course of the next three years, the country's national tourism office has revealed.

Currently, there are a total of 27 courses located across the nation, with the expansion planned as part of its Vision 2010 and Vision 2020 schemes.

The news could prompt a number of international investors to buy property in Morocco in order to cash in on the ever-expanding market.

It follows the release of figures by the Moroccan National Tourist Office which show that golf tourism has increased by 40 per cent in the last three years, with the number of golfing visitors exceeding 170,000.

The Mogador eco-resort is set in some 600 hectares of forest along 4 kilometers of coast line, boasting a 36-hole Gary Player golf course and a number of exclusive villas, all designed to be eco-friendly thanks to features such as energy-efficient lighting and water recycling systems.

BA starts London-Marrakech route

The UK's national carrier will launch regular flights to Morocco from March next year.

British Airways (BA) decision to start flights from London to Marrakech, Morocco, in March next year, as part of planned network expansion, could boost demand for homes in Marrakech.

Already a highly popular tourist destination, a growing number of Brits have purchased homes in Morocco, including properties in Marrakech.
BA has identified Marrakech in Morocco as its top destination of 2011, in acknowledgement of the city’s potential for growth in the tourism sector.

BA’s ten top destinations are Marrakech, San Diego, New York, St Kitts & Nevis, Puerto Rico, Maldives, Japan, Las Vegas, Mauritius and St Lucia.
BA chief executive Willie Walsh said: “Tourism and leisure travel is a crucial focus for us, so growing our holidays business is a major part of our business plan."

BA reports that early response to the launch of the new route to Marrakech “has been incredible.”

Teeing off in Marrakech

Samanah Country Club has announced that its new Golf Club House will finally be opened next month at the foot of the Atlas Mountains just 15 minutes from the heart of Marrakech...

Samanah Country Club has announced that its new Golf Club House will finally be opened next month at the foot of the Atlas Mountains just 15 minutes from the heart of Marrakech...

The opening is ahead of the Samanah Masters Golf Tournament on 8 December when 60 of the top players from the four PGA satellite tours will play the challenging course and experience all that the new club house has to offer.

The club house will host a number of prime facilities for both members and owners of homes in the new Morocco property scheme, Samanah, and is set to create quite a buzz across Marrakech.

Beyond the Golf Club House, Samanah Country Club will comprise a lively village with shops and restaurants, a number of five-star hotels and over 500 villas (ranging from single bed apartments to large 7 bed riads).

Samanah Country Club reports that property sales have already been very healthy with around 260 villas sold to date, 60 of which were delivered to satisfied owners this autumn.

A one bed apartment starts from €170,000 (£155,000), while three-bed riad starts from €395,000 (£360,000) and a seven-bed riad from approx €2.5m (£2.3m). A staggered payment schedule is offered and purchasing loans are also available to all buyers (credit limit of up to 70% of the purchase price and at a fixed rate of 5.75% up to 15 years).

Developers look to North Africa

Middle East based developers are increasingly looking to North Africa where demand for real estate is expected to grow both from nationals and foreign investors...

Middle
East based developers are increasingly looking to North Africa where demand for
real estate is expected to grow both from nationals and foreign investors...

Morocco, Egypt and Tunisia are regarded as some of the
best markets for investment.

‘I definitely see expansion continuing in this area.

But it will be rationalised and focused as opposed to let's go out there as
fast as we can,' said Jalil Mekouar, head of Middle East and Africa
at Jones Lang LaSalle Hotels.

Developers such as Qatar's
Barwa Real Estate, which recently announced a $9 billion Cairo project, are targeting the region to
help offset troubles closer to home and to tap a region that lacks an
appropriate infrastructure to serve a large, rapidly growing population.

Whereas the Gulf region, with Dubai in particular, suffering from a property
crash with prices down up to 50%, places like Egypt have seen less of a
downturn.

Residential property prices in Cairo
have fallen 15% in the last year and are expected to stabilise according to
analysts at EFG Hermes.

‘North Africa is a great opportunity for
investors.

In Egypt
you have three of four big developers and a population of 80 million. In the
UAE, more than a dozen large companies are addressing a population that is
barely five million,' said Saud Masud, UBS real estate head of research.

Egypt has also introduced
a raft of economic reforms over the last few years, such as slashing taxes and
seeking to streamline its customs to boost investment, while Morocco,
another key target for Gulf firms, is also taking steps to help investors.

‘In Morocco,
there is still a lack of transparency in many areas such as legal, financing
and administrative.

But local authorities are aware of these problems and there are actions
being put in place to address them,' said Karim Beqqali, managing director at
CB Richard Ellis for Morocco.

RAK Properties, the developer that built Ras Al Khaimah's first man-made
islands is looking at potential projects in Algeria,
Morocco and Sudan as they
are countries where population growth is driving demand.

‘There are countries in the Arab world which desperately need affordable
housing and we are now conducting feasibility studies,' said Mohammed Al Qathi.

Marrakesh's facelift complete

Marrakesh's Mamounia hotel opened its doors on Tuesday after a three-year facelift aimed at fending off rival establishments trying to lure its free-spending guests...

Marrakesh's Mamounia hotel opened its doors on Tuesday after a three-year facelift aimed at fending off rival establishments trying to lure its free-spending guests...

None of them competes with the Mamounia on history. Since it opened in 1923, the world's top stars and leading politicians have passed through its tranquil gardens laid out by 18th century Sultan Sidi Mohamed Ben Abdellah for his son, Mamoun.

"This is a wonderful place, and the hotel one of the best I have ever used," Winston Churchill said in a 1935 letter to his wife Clementine about the palatial pink stucco hotel on the fringes of the medina in Marrakesh.

The British wartime leader would escape there to paint in the gardens and invited along US President Franklin Roosevelt to admire the vista from his hotel balcony of tall, elegant palm trees backed by the snow-capped High Atlas mountains.

La Mamounia's fame has grown as other celebrities passed through including Charlie Chaplin, Kirk Douglas, Omar Sharif, Joan Collins, Martin Scorsese, Ronald and Nancy Reagan, Nelson Mandela, Helmut Kohl, Zinedine Zidane and Nicole Kidman.

The hotel's director had to provide a made-to-measure bed for France's lanky General Charles de Gaulle.

De Gaulle's successor as French President Nicolas Sarkozy has jogged through its gardens and Morocco's kings have been regular visitors.

Crosby, Stills, Nash and Young were inspired to write their song Marrakech Express and the Mamounia featured in many scenes of the 1956 Alfred Hitchcock thriller The Man Who Knew Too Much.

The hotel's art-deco-inspired interior was starting to look tired before it closed for upgrades in 2006, depriving Marrakesh's wealthier residents of a favorite meeting place.

"Luckily we closed just as the global economic crisis was starting and we hope that's now starting to tail off," said Jalila El Ofir, the hotel's head of communication.

"The Mamounia is still a destination in itself -- our guests don't come to Marrakesh, they come to the Mamounia."

The state-owned hotel was once the only choice for well-heeled, adventurous European travelers wintering in the deep south who would bring along armies of domestics and refashion the rooms according to whim.

Now Marrakech has several luxury hotels, some more expensive than the Mamounia, and trendy riad Town houses with minimalist features, ambient lounge music and rooftop pools.

Morocco called upon French designer Jacques Garcia, the man behind the Royal Monceau and Costes hotels in Paris, to give the the state-owned Mamounia a 120 million euro (A$201 million) upgrade.

Art deco has been downplayed and Morocco's most skilled traditional craftsmen were drafted in to decorate the walls and ceilings, the backdrop to furnishings that hark back to the grandest European hotels of the late 19th century.

Visitors need a few seconds to adjust to the sober interior after the dazzling light of Marrakech but the low lighting draws the eye to corners where light plays against intricate zellij tile motifs symbolizing the tree of life.

Much of the layout has changed and the number of rooms reduced to give more space. Prices have risen -- rooms that cost at least 4500 dirhams (A$667) now start at around 6000 dirhams.

There are four restaurants, two run by Michelin-starred chefs, a spa and a new ozone-heated outdoor pool.

Managers say the Mamounia has kept its soul despite the facelift. Some visitors find the new interior hard to recognize.

"The place has changed so much in style and substance that even we who knew it so well would struggle to recognize it," wrote local journalist Mohamed Jhioui in L'Opinion newspaper.

Churchill would find the gardens with their century-old olive trees similar to how he painted them, but he might not approve of all the changes.

Most of the interior now has a no smoking policy and the portly statesman, who consumed between six and 10 cigars a day, would be politely asked to stub out.

Movie magic in Morocco

Investors and holidaymakers are not the only people benefiting from Morocco’s diversification…

Investors and holidaymakers are not the only people benefiting from Morocco’s diversification…

Long before the King of Morocco ratified the Vision 2010 national development plan to help diversify the economy and bring foreign investment, Morocco was a popular destination for international film producers.

Films such as Ridley Scott’s ‘Gladiator’ and ‘The Kingdom of Heaven’ have recently been shot there and Morocco’s now so famous as a film set that it has a series of internationally acclaimed film festivals annually such as the Mediterranean Short Film Festival in Tangier and the Trans-Sahara Film Festival in Zagora, which both take place in June.

Naturally, now that the King of Morocco’s ambitious plans for economic diversification are coming to fruition as laid out and detailed in Vision 2010, the film industry is one to benefit even more from the new policies and legislation that have brought about greater business transparency in a successful bid to attract significant and sustainable levels of foreign direct investment.

Popular for property investment

One of the latest productions to benefit was the BBC’s ‘The Passion.’ Speaking in an interview with The Sun specifically about the filming experience, actor James Nesbitt who played Pontius Pilate remarked that: “from the bustle of Marrakech’s colourful souks to the vast beauty of the Atlas Mountains, it is surprisingly different from anywhere in Europe” – despite being only a short three hour hop away from the UK!

And the film industry is certainly not the only one to benefit from Vision 2010 and the strong economic emergence of Morocco; forming strategically central roles in the national development plan are the tourism and real estate industries which is why Morocco has suddenly become such a popular place for property investment.

Internationally recognised

According to Steve Worboys, MD of Experience International: “Boutique-style development are being snatched up by investors well aware that demand will potentially push up values in the city where there have been predictions of 15% annual capital growth, but that as Vision 2010 comes to completion, Morocco will likely be internationally recognised as a superb place to live, work, invest and do business.”

For others, the appeal of Morocco is not just about its economic strength and fantastic investment landscape – it’s more about the beauty of the nation, the fabulous weather, the history, the magical cities and the people. This is why Morocco is such a popular choice with film producers, holiday-makers and now second home buyers alike.

Europe rules the roost in new top 10

Jet-to-Let magazine has revealed its top 10 countries of most interest to property investors in 2009...

Jet-to-Let magazine has revealed its top 10 countries
of most interest to property investors in 2009...

In order to provide an up-to-date snapshot of investor intentions in 2009, Jet-to-Let
magazine surveyed 500 new readers who recently subscribed to its free
investment magazine.

The results, which provide an interesting comparison with a similar survey
produced last year, show that investors continue to be interested in investing
in property. Interest remains firm in some countries, has declined in others
and there is a shift towards bargain properties in the United Kingdom and the
United States.

The Jet-to-Let 2009 top 10 results are:

1. Cyprus
2. France
3. USA
4. United Arab Emirates
5. India
6. Spain
7. Italy
8. United Kingdom
9. Morocco
10. Greece and Turkey (joint 10th)

The Jet-to-Let 2008 top 10 survey results were:

1. Cyprus
2. France
3. Spain
4. Germany
5. USA
6. Morocco
7. Italy
8. United Arab Emirates
9. Turkey

Over 36% of investors said they wish to invest in foreign property in the next
12 months, with 27% keen to invest in the next 6 months.

Cyprus rules supreme

The number one preferred country for investors was Cyprus, which is unchanged
from 2008, with France and the United States ranked second and third. There
were three new entrants this year - India ranked at five, the United Kingdom
ranked at eight and Greece in joint tenth place with Turkey.

Dominic Farrell, editor of Jet-to-Let magazine and author of the bestselling
property investment book, The Jet to Let Bible, says he's not surprised that
the United Kingdom had entered the top 10.

"There are presently fantastic bargains in the UK for investors with the
foresight and courage to see beyond the current economic climate. This is particularly
so if buyers are holding strong currencies such as the US dollar or Euro which
can add an extra 20% in terms of value" he says.

"France and Spain will always be in the top ten for UK and Irish buyers, but
the relegation of Spain to number six reflects the change in market conditions
and an erosion of confidence in the Spanish market," Dominic explains.

Brazil and Germany dropped out of the 2009 top 10 league, after being featured
last year.

Reaping the benefits

Summing up the current choices of property investors, Dominic says, "Given the
current economic climate and the negative media coverage of property
investment, this survey shows that investors can see beyond today and realise
that property has few rivals in terms of medium to long-term prosperity and
risk.

"Given a choice between equities or other financial instruments and property, I
know where I'll continue to put my money. This is a moment of opportunity for
investors and those who take action will reap the benefits in years to come.

"We will not always be in a recession and the economic policies being adopted
now, will eventually bear fruit. The catalyst for a recovery will be a return
to lending by banks around the world."
'Strong returns' on the Morocco coast

Investors considering Morocco have been advised to focus on the country's coastline.

Investors considering Morocco have been advised to look at focus on the country's coastline.

According to Fleewinter.com, being close to the sea could help to maximise the appeal of a rental property to visiting leisure travellers.

The website said this would be an "enormous" help to overseas property owners who want to get strong returns on their investment.

Alisdair Luxmoore, a director at Fleewinter.com, added that being in an easily accessible location would also boost a property's potential.

"Access is always a key point for tourists. If the flights don't get there then you don't get any tourists."

Therefore, he has suggested that prospective buyers look at coastal areas in easy reach of international airports, such as Marrakech.

Morocco: tourists still flocking

Tourism in Morocco is still on the increase despite the global economic slump, the country's Tourism Minister has stated...

Tourism in Morocco
is still on the increase despite the global economic slump, the country's
Tourism Minister has stated...

Speaking to Deutsche
Presse-Agentur, Mohammed Boussaid said that the country is preparing itself
for an influx of tourists from Europe as
holidaymakers opt for the country over more expensive, far-flung destinations.

"I am convinced that our country can profit from the current economic
crisis," Mr Boussaid was quoted as stating.

And his comments are supported by figures released by his department earlier in
the week, which suggest the first ten months of 2008 brought a six per cent
increase in visitor numbers, boosting them to 6.7 million.

Property investors considering making purchases in the country may be
encouraged by Mr Boussaid's comments and invest in homes in the area to
potentially benefit from the steady flow of tourists.

It was recently announced that Air Arabia
is to further improve its flight services to the country, a move that may
result in further tourist activity.

The airline stated it will commence services linking Morocco
to Casablanca
from next year.

North Africa: troubled times

Some tourism based developments in North Africa are facing troubled times as the regional property markets face a slowdown, proving that no one is immune from the global financial situation...

Some
tourism based developments in North Africa are facing troubled times as the
regional property markets face a slowdown, proving that no one is immune
from the global financial situation...

Giles Wickham, a Negotiator for Winkworth International in London said that that there is simply no interest from buyers.

"Morocco
is very dead. There is no interest. Things are plodding along and we are just
hoping for the market to pick up again," he explained.

The major investors buying property in Egypt,
Morocco, Libya and Tunisia
are from the Middle East and even they are
becoming more cautious because of the credit crunch.

"North Africa will continue to be of
interest to Gulf investors. However, a lot of funds are looking very carefully
at their strategy and will be reassessing risk. The risk profiles are changing
in some of these markets," said Jonathan Hull, Executive Director of EMEA
(Europe, Middle East and Africa) capital markets for property adviser CBRE in London.

However, publicly developers are upbeat. "We do not plan to make any
fundamental changes in our current business activities even though the general
property market is experiencing difficulties," said Peter Riddoch, Chief Executive
of Dubai-based Damac Properties,
which is building the upmarket £4.5 billion Hyde Park villa project in Cairo.

As is Emaar, "North
Africa is a promising market and like much of the Middle
East has been able to largely withstand the global financial
crisis because of growth," said a spokesman. "Our projects in Morocco and Egypt are principally led by
tourism, and as such they have strong growth potential. Work on our projects is
progressing as per schedule," he added.

Global phenomenon

Worsening economic conditions have now taken a toll on almost every commercial property market in the world, according to a global survey of real estate surveyors...

Worsening
economic conditions have now taken a toll on almost every commercial property
market in the world, according to a global survey of real estate surveyors...

The past few months have seen a sharp deterioration in performance and
demand for real estate in many regions that had previously appeared resilient
to the credit crisis, in particular parts of Asia and Eastern
Europe.

The slump in commercial property is well established in mature markets such
as the UK and US, but a report today from the Royal Institute of Chartered Surveyors shows
that there are few property markets in the world that remain unscathed by the
economic crisis.

The net balance of movements in global rents turned negative for the first
time in the survey's history, led by weakness in the US, Japan, Spain, Ireland
and India, while property values
also worsened markedly in the third quarter.

The report, which measured sentiment among surveyors about the value and
tenant demand for property, singles out the Indian market as being particularly
hard hit. The region has attracted many overseas investors hoping to tap into
the property needs of a previously booming economy.

Rising interest rates, higher inflation and a lack of liquidity is affecting
confidence in the country, says the report, and 45 per cent more surveyors
reported a fall in occupier demand compared with six per cent in the last
quarter. The balance of surveyors reporting investor purchases plummeted from
zero to minus 73.

The biggest slump in capital values has been in Eastern
Europe, a marked turnaround considering expectations of growth
only three months ago.

haul holiday, overseas property hotspots of the future...

Stats from Thomson and First Choice's findings in their new
Trends Report 2008-09 show that more than one-fifth of holidays taken this year
were outside Europe indicate that the old favourites, Spain and Portugal just aren't far or
exotic enough any more.

Immersing yourself in Islamic culture, sampling spicy cuisine or even
trekking across the desert doesn't require crossing the world in order to do
so.

Exotic experiences are to be had very close by and an hour or two longer
than it takes you to reach the land of tapas or Europe's golfing Mecca. This would explain
the increasing demand for mid haul destinations such as Morocco and Egypt, currently the "fourth luxury
destination in the world" according to Kuoni's Anne-Marie Hansen.

"The endless pursuit of the exotic isn't the only push factor. The current
pound to euro situation is encouraging holidaymakers to question their
traditional Mediterranean choices and try something else," comments Chintan
Mahida of Nubricks.com, a leading
overseas property brand, "if they like it, they will return again especially
since low cost airlines such as Easy Jet are cottoning on to the changing trends
and adding new routes to destinations to places like Morocco and Turkey more easily accessible.

"It's only a question of time before they become fully fledged resort
destinations in their own right on the back of which tends to follow a demand
for property."

Increased accessibility will certainly result in an influx of tourists in
these parts of the world. As always, as they become regular visitors, hotel
accommodation will lose its appeal and they will look for alternative rental
accommodation. Anyone considering buying property abroad would be wise to
investigate these emerging property hotspots.

New property sites launched

TheMoveChannel.com, the leading international property portal, announces the launch of over 80 country specific property sites...

TheMoveChannel.com,
the leading international property portal, announces the launch of over 80
country specific property sites...

Each country site features in depth property listings that can be filtered
by a multi criteria search engine. The investment opportunities listed include
both residential and commercial properties, land and more unique property
types.

Developers, estate agents and private owners who advertise with TheMovechannel.com
will double their exposure by appearing on both the main TheMovechannel.com
international property portal and the relevant country portal that their
properties are located in. Advertisers however will not be charged any fee for
this additional coverage.

Buyers can gain a valuable insight into countries through the dedicated
country news, features, email newsletters plus online buying and selling
guides.

Dan Johnson, Managing Director, comments, "We've recognised in the
toughening real estate market, investors are adopting a more sophisticated and
informed buying process.

"The new portals not only provide detailed information on the property stock
available in a particular country but also fill in the gaps in investors'
knowledge of a market through reference materials and frequent news updates,"
added Mr Johnson.

Forget Me Not: 5 Reason to Remember Marrakech

Home to palaces, tombs and bath houses, Marrakech is brimming with religious buildings and labyrinth markets, making it a great place to visit if you're ever on a Moroccan holiday.

Home to palaces, tombs and bath houses, Marrakech is brimming with religious buildings and labyrinth markets, making it a great place to visit if you're ever on a Moroccan holiday.

Koutoubia Mosque

1. Djemaa el Fna

Djemaa el Fna is a square and market place in Marrakech's medina quarter (old city).

During the day the place is bursting with orange juice sellers, entertainers with Barbary apes and snake charmers.

The square is edged along one side by the Marrakech souk, the traditional North African markets which service both the locals and the tourist trade.

As the afternoon draws in, the square becomes more crowded with healers and henna tattoo artists joining the parade.

When dark descends the crowds are at their fullest and the square fills with dozens of food stalls, Chleuh dancing-boys (it would be against custom for girls to provide such an entertainment), story-tellers (telling their tales in Berber or Arabic, to an audience of appreciative locals), magicians, and peddlers of traditional medicines.

The cafes around the square are ideal places to relax and observe the Gnaoua drummers, male belly dancers and Berber musicians. The softly lit food stalls create a beautifully sensuous and exotic atmosphere.

2. Saadian Tombs

The Saadian tombs, alongside the Kasbah Mosque, date back from the time of the sultan Ahmad al-Mansur (1578-1603).

The tombs had been sealed for centuries and were only discovered fairly recently (in 1917) when General Lyautey - his curiosity awakened by an aerial survey of the area - ordered a passageway to be made to the tombs, which have since been restored.

The tombs were originally the privileged burial place of the sheriff, the descendants of the Prophet Mohammed. However, nowadays the mausoleum contains the corpses of many of the Saadi Dynasty that ruled much of southern Morocco in the 16th and 17th Centuries, often successfully waging war against Portuguese invaders.

The graves are made of Italian Carrara marble and outside the building is a garden, which is the burial site for a number of soldiers and servants.

3. Koutoubia Mosque

One of Marrakech's main landmarks, the Koutoubia Mosque is the largest of its kind in the city (69 metres - 221 feet in height) and its name is derived from the Arabic al-Koutoubiyyin for librarian, since it used to be surrounded by manuscript sellers.

The minaret was completed under the reign of the Almohad Caliph Yaqub al-Mansur (1184-1199) and was used as model for the Giralda of Seville and also for the Hassan Tower of Rabat.

The green tiles are a typical feature of Islamic architecture and each side of the minaret is decorated with different carved stonework panels and engravings.

It is built in a traditional Almohad style and the tower is adorned with four copper globes. Legend has it that three of the globes were gold and the fourth was added by the wife of Yacoub el-Mansour when her jewellery was melted as a penance for failing to fast during a day of Ramadan.

4. The Bahia Palace

Built in the late 19th Century and intended to be the greatest palace of its time, the Bahia Palace was home to the Grand Vizier of Sultan Ahmed Ibn Moussa.

Its name translates to 'The Brilliant,' and as with other buildings of that period in other countries, it was intended to capture the essence of both the Islamic and Moroccan styles.

The Palace follows the patterns of typical Islamic architecture, with central courtyards and numerous rooms leading off the main entrance. Fountains and gardens are also typical features, along with the decorative stucco panels, tiled floors and polychrome zellij (mosaic) work.

Part of the palace is closed to visitors as it is still used by the Royal family and the attractive, well preserved, Harem Courtyard has featured in many big budget blockbusters.

5. Hammam - Bath Houses

Marrakech is awash with Hammams, presenting opulent settings and relaxing offerings.

Descended from Roman baths and a template of Turkish ones, the hammams were originally patronized by Moroccans whose homes lacked indoor plumbing.

The baths are also rooted in the Islamic ritual of ablution, where Muslims wash distinct parts of their body before their daily prayers.

The hammmas have now morphed into social soaking centres, with gleaming walls, flowing faucets, tiled rooms, exfoliating scrubs, essential oils and mud masks.

Popular bath houses include the ultramodern Les Secrets De Marrakech, in Guéliz, which is an ostentatious Art Deco villa; and the Sultana Spa, which houses magnificent marble floors and majestic archways.

Conclusion

Move over New York; vibrant Marrakech really is the city that never sleeps, and its rich heritage and buzzing night life make it easy to see why it's one of North Africa's main attractions.

Search for property in Morocco

To browse for Moroccan property and property in Marrakech for sale, why no check out http://morocco.themovechannel.com/

Low cost airline Ryanair will add Morocco onto its list of European
destinations as of next month, which will help to boost tourism in the North
African country.

The more accessible destinations are, the more tourists will
flock there. Morocco
has just been made more far more assessable with the news that budget airline
Ryanair will provide a direct route from Stansted to Agadir towards the end of
next month.

Now that the airline, which currently flies to more than 145
destinations throughout Europe from London Gatwick, Luton and Stansted, has
introduced the Morocco
flights, it represents a further boost to the attraction of Morocco, and
will no doubt boost tourist numbers.

Spokesperson for Ryanair, Bridget Dowling, said, "Agadir is
an increasingly popular holiday destination and now consumers can take
advantage of the guaranteed lowest fares to the beautiful Moroccan coast."

Tourism in Morocco is
already strong, with the country attracting a record number of people last
year, with 7.4 million tourists flocking to destinations including Marrakesh and Tangier.

Where accessibility and tourist numbers rise, so does
interest from international investors.

Rental investors looking to cash in on
the growing numbers of visitors may now be looking at Morocco as a
potential money spinner, especially in light of the news that the Moroccan Government
is currently aiming to boost annual visitor numbers to 10 million by 2010.

Look outside eurozone for property

Overseas investors should look outside the eurozone for property bargains as the euro rises in value against the weakening pound.

Overseas investors should look outside the eurozone for property bargains as
the euro rises in value against the weakening pound.

Property within the Euro zone is becoming
increasingly expensive for UK
investors, as the pound continues to fall against the euro, currently sitting
at euro1.26 to £1.

If investors consider properties in countries
which are outside the zone, they will get far better value for money.

Holidaymakers are also far less likely to travel
to countries within the eurozone while the currency is so strong against the
pound, thus reducing demand for rental properties and impacting rental yields.

Stephen Smith, Sales and Marketing
Director of Egyptian property developer West Side Village,
said, "Investors would be wise to seek destinations outside the zone, where
they will be more likely to afford quality investment properties in good
locations, maximising their rental opportunities.

"Destinations which are served by
regular cheap flights, preferably within a five hour flying time of London, such as Egypt,
Turkey, Morocco or Croatia are ideal.

"With property prices falling in the
UK,
now is a good time to diversify into an emerging market overseas, which can
offer high capital growth and strong yields.

"Investors should carefully research the best destination for them, taking into
account currency exchange rates, tax laws, tourist levels and the potential for
growth," Mr Smith added.

Five top tips for investors

Destinations with year round
sunshine offer the greatest scope for maximising rentals and reducing void
periods, which greatly enhances yields.

Invest in a country with low capital
gains and inheritance tax. Some countries such as Dubai
and Egypt
have a rate of 0%.

Investigate the resale market,
especially if you intend to sell your property in the short term, and find out
what capital growth has been achieved over the past five years.

Research the lettings market and
find out the rental yields other investors are achieving in your desired area.

Furnish and equip your property with
your target market in mind, e.g. holiday lets or local lets.

Azur Plan aims to boost tourist numbers in Morocco

A planned expansion of tourist numbers could send investor potential in Morocco through the roof

A
planned expansion of tourist numbers could send investor potential in Morocco
through the roof

Morocco has become one of
the world's leading emerging markets for investment property, which can still
be snapped up on both the Atlantic and Mediterranean Coast
can at low prices.

The
Azur Plan comprises of the construction of six integrated resorts on carefully
chosen beaches on the 3,500 km of littoral on the Mediterranean and the Atlantic.

Brainchild
of HM King Mohammed VI, the Azur Plan aims to triple the number of tourists
coming to Morocco
each year from 2.2 million to ten million by 2010.

He
is spending heavily on the plan to improving the tourist infrastructure and
facilities of the country.

Aimed
to attract lucrative high net worth individuals, all six of the new resorts
will have access to an array of on site facilities and be fully furnished to
European standards.

Such
a drastic expansion could provide excellent opportunities for investors in the
holiday lettings sector.

Real Estate TV presenter Jo Sinnott, who presents the Next Big Thing programme
on sky, has also endorsed the country as a place to buy for the future. "There
is massive property investment potential in Morocco," she said.

Morocco's tourist cash bonanza

Millions of pounds are being invested in a new scheme to attract more visitors to Morocco…

Millions of pounds are being invested in a new scheme to attract more visitors to Morocco…

Approximately £7.3 million is being spent on creating new leisure facilities and tourist accommodation across the south of the country, according to Magharebia.com.

These will form part of three brand new holiday resorts in Errachidia, Ouarzazate and Zagora.

The scheme was announced by Morocco's tourist minister Mohamed Boussaid, who commented: “It is likely to result in the creation of thousands of new jobs.

"It may also lead to an increased number of overseas property investors considering Morocco as a good place in which to invest, as a growing tourist trade will lead to greater demand for rental accommodation’.

Morocco boom being ‘ignored’

The British press does not place enough emphasis on Morocco, claims one analyst...

The British press does not place enough emphasis on Morocco, claims one analyst.

Sharif Hikmat Nashashibi of Arab Media Watch, explained: “Morocco has become a hotspot of activity for both holidaymakers and overseas property buyers from the UK in the last few years, but this is not being reflected in Britain's various media outlets.

This is a rather surprising state of affairs, especially as Morocco also enjoys good diplomatic relations with the UK. Morocco received good press, but not as much as one would expect given its traditional attraction to tourists."

This comes after figures from the Moroccan Government revealed that the country attracted about 7.45 million holidaymakers last year. Authorities are currently aiming to increase this figure to ten million by 2010.

Morocco property market ‘maturing’

Morocco is one of the world’s top emerging markets, claims Forbes…

Morocco is one of the world’s top emerging markets, claims Forbes…

According to a recent study by the magazine, Morocco is the world’s 8th best emerging investment location.

The magazine revealed: “Steady gross domestic product (GDP) growth and low inflation have benefited the property market here, as the wealth accumulated in Casablanca and Rabat increases demand for higher-quality property.

“Growth in these urban centers has been fueled largely by improved access to lending for the middle class, a key element for property market maturation. Increased tourism has led to broad-based foreign investment; property values in both Casablanca and Rabat were up 8% last year".

Morocco ‘on target’ for record year

Morocco's Tourism Minister has revealed some news that is sure to excite propsective investors.

In a recent interview, Mohamed Boussaid, the Moroccan tourism minister said, “Morocco attracted a total of 7.4 million international tourists last year and the figure for 2008 could top this.

“On top of this, we are seeing acceleration in overall tourism growth. If things continue this way, we are definitely set to meet our target of attracting ten million overseas visitors in 2012”.

Morocco ‘maturing’

This latest boost comes after Forbes magazine recently named Morocco as the world’s 8th best emerging investment location.

Brits going mad for Morocco?

Holiday homes in Morocco could be in-demand amongst Brits this summer...

Holiday homes in Morocco could be in-demand amongst Brits this summer.

According to the Association of Independent Tour Operators (AITO), the strength of the pound against the euro is directly impacting on the travel industry.

Derek Moore, chairman of AITO commented: “Britons are shunning the most expensive European countries in favour of cheaper alternatives, including Morocco. This means that owners of rental accommodation in tourist hotspots such as Marrakesh will find their services are in high demand.

”The current financial situation will result in the North African nation becoming more and more popular with holidaymakers. Consequently, there will be an increasing number opting for countries on the edge of the eurozone like Morocco."

According to a survey conducted by property investment magazine Jet-to-Let, Morocco is the sixth most popular country for prospective foreign property investors in 2008. This is a drop of two places from 2007’s survey, but being in the top 10 for two years running is still a laudable achievement for Morocco

Two thumbs up for Morocco

Morocco has consolidated its position as one of the world’s top emerging hotspots…

Morocco has consolidated its position as one of the world’s top emerging hotspots…

According to a survey conducted by property investment magazine Jet-to-Let, Morocco is the sixth most popular country for prospective foreign property investors in 2008. This is a drop of two places from 2007’s survey, but being in the top 10 for two years running is still a laudable achievement for Morocco

In order to provide an up-to-date snapshot of investor intentions in 2008, Jet-to-Let magazine surveyed 1000 new readers who recently subscribed to their free quarterly investment magazine.

The results, which provide an interesting comparison with a similar survey conducted last year, show that investor interest is continuing to shift away from the UK buy-to-let market and towards foreign investment opportunities.

Dominic Farrell, editor of Jet-to-Let magazine ““We have seen a significant increase in investing in overseas property since the beginning of 2008, which reflects an ongoing ‘substitution’ away from UK, Irish and US property, as well as equities and other financial products. A well-selected, cashflow-positive property in a country with a sound legal framework and economy will always beat alternative investments hands down.”

The Jet-to-Let 2008 top 10 survey results are:

1. Cyprus
2. France
3. Spain
4. Germany
5. USA
6. Morocco
7. Italy
8. United Arab Emirates
9. Turkey
10. Brazil

The top 10 in 2007 were:

1. Cyprus
2. Spain
3. France
4. Morocco
5. Portugal
6. Bulgaria
7. USA
8. Germany
9. Turkey
10. Poland

Morocco 'causing a commotion'

Moroccan resort properties are expected to massively increase in value during 2008…

Moroccan resort properties are expected to increase by 30% in value during 2008…

A spokesperson for David Stanley Redfern Ltd explained whhy this may be the case: "Increasing interest in Morocco from foreign investors is understandable, not just for alluring, government supported property market but for its strong tourism industry and the ever escalating accommodation requirements it provides.

"Commonplace capital growth estimates for Morocco lie anywhere between 15% and 30%, making it one of today’s world leading emerging markets.

"Considering the many attributes that feature with many resort properties, including: bank guarantees, 18-hole golf courses and rental/management services along with the familiar inclusion of bars, restaurants and supermarkets, gym and fitness centres and pools, it’s no wonder that Morocco is causing a commotion".

Exceptional climate

In a recent interview, Real Estate TV Managing Director Mark Dodd also praised Morocco's investment potential: “From speaking to professional investors, developers, market analysts and also consumers it's clear that Morocco is continuing to make headway in terms of popularity and profitability in 2008.

"In favour of Morocco are the facts that it has an exceptional climate, it is affordably and easily accessible from the UK, and it is enjoying massive investment from wealthy UAE based developers".

Tamuda Bay - between the city of Fnideq just outside the Spanish enclave of Ceuta down to the fishing town and beach resort of M’diq - is earmarked for 3.3bn Dirhams-worth of investment (over 200 million GBP) to include 5,000 hotel beds, two new 18-hole golf courses and upgrades to the existing three marinas.

Pockets of residential property are springing up along Tamuda Bay and offering some tough competition to the saturated Spanish coastline just a few kilometers across the Mediterranean.

Trevor Byrne, GEM Estates Moroccan Expert comments, “The Moroccan Government made the tactical move of giving this coastline an identity by dubbing it Tamuda Bay back in October 2006 and the clear intention is to provide an accessible yet affordable alternative to the Spanish Costas.

“Golfers and yacht owners are a prime target and planners hope to capture a share of the market from the longer established golf courses and marinas found in southern Spain and indeed along the French Riviera.

”Aside from the more reliable climate, price is a driving factor with Tamuda Bay undercutting its rivals on residential property, a round of golf, berths, yacht maintenance, cost of living and so on. The formula for success is spot-on.”

‘Mega-projects’ boost ‘unique’ Morocco

Booming tourism is boosting Morocco’s burgeoning property investment market…

Booming tourism is boosting Morocco’s property investment market…

As Morocco’s national tourism strategy, Vision 2010, begins to unfold and a whole new set of infrastructure improvements comes into play, the future is looking brighter than ever in Morocco. Investors choosing luxury property within any of the six King’s Resort developments, backed by HRH King Mohammed VI himself, are buying into a rock-solid and fast-growing tourist market.

Morocco, the exotic land made famous by Hollywood’s “Casablanca”, welcomes tourists who seek that unmistakable Arabic culture, along with outstanding natural beauty where they can enjoy a wide variety of attractions and activities.

It is easy to see why the likes of American millionaire Malcolm Forbes, founder of ‘Fortune’ magazine, amongst others, began to invest in the area in the 1970s. Today the palace Forbes purchased stands as the ‘Forbes Museum’ and holds an impressive collection of 120,000 lead soldiers as well as many other curiosities, right in the heart of Tangier.

Unprecedented growth

Today Morocco is seeing unprecedented growth, both in its infrastructure and visitor numbers, with tourism demand increasing by 6% in 2006, according to the United Nations World Tourism Organization (UNWTO). The World Travel & Tourism Council predicts the country’s tourism will continue growing at a rate of 4% per annum, in real terms, between 2008 and 2017.

The World Travel and Tourism Council concurs that Morocco’s market share of worldwide travel and tourism is generally increasing, the main market participants being the French (figures exclude Moroccan national residents abroad), although there has also been a colossal increase of British visitors to the country. Tourists from the United Kingdom were up 29% in 2007 compared with 2006, totaling 418,606 visitors to the country.

Much of Morocco’s strong performance in recent times has been attributed to increased foreign investment. The country has been particularly successful at attracting FDI from Gulf Cooperation Council (GCC) countries, such as the United Arab Emirates and Qatar.

A number of mega projects, part of the Vision 2010, are due to come into fruition within the next 5 to10 years and now, according to the UNWTO, “Efforts are being made to ensure that airline capacity into the country, including low cost airline services, increases in line with the growth in accommodation.

Sense of security

Sara Romera, product analyst at propertyshowrooms.com, explains why the country is becoming so tantalizing: “Morocco is still a unique location for property investors and offers the opportunity to purchase property early in an emerging market at very favorable prices.

“What is unique about the market for property in Morocco is the sense of security for investors: with tourism already improving at a fast rate and buy-to-let investors reporting 85% occupancy rates in prime locations during the high season, Morocco offers a strong arena in which to invest in property.

Morocco ‘very popular’ with investors

Morocco investors could be set to benefit from increased tourism in the country…

Morocco Investors could be set to benefit from increased tourism in the country…

According to Global Edge, the North African nation has been attracting more and more visitors in recent years. This, it said, has helped make it very popular with overseas property buyers, as have Government efforts to drive further growth in the holiday industry. Authorities in the country were praised for making it even more desirable by investing in infrastructure improvements.

Global Edge also commended the move to introduce more international flights to Morocco, as this has opened it up to investors from countries such as the UK, Germany and Spain.

The website commented: "The British are by no means the only audience of potential buyers."

Meanwhile, Reuters has quoted Moroccan tourism minister Mohammed Boussaid as saying that he expects the tourism sector to experience further growth this year.

‘High-speed’ boost for Morocco

A new high-speed rail link between two of Morocco's largest cities has been announced…

A new high-speed rail link between two of Morocco's largest cities has been announced…

The new line - which will cost a total of $2.7bn - will link Tangier in the north with the commercial capital Casablanca, and will be operational by 2013.

Rabie Khlie, Managing Director of Office National des Chemins de Fer (ONCF) - Morocco’s state rail authority - commented: “The line is expected to carry 8 million passengers a year and will reduce the time taken for the 300-kilometre journey to 2 hours 10 minutes from 5 hours 45 minutes. The project will also include the delivery of 18 high-speed train wagons.

“ONCF is also planning to spend $755m to develop rail infrastructure in the north. Plans include a 43-kilometre link between Tangier and the new Tangier-Mediterranean port development, and the modernisation of existing railway stations in the region

This means that their desirability to overseas property investors could be enhanced significantly, as they will be strategically well-placed to offer quick access to the two cities

Morocco: One of the world’s best?

Morocco is one of the world’s ‘strongest investment options’, argues one company…

Morocco is one of the world’s ‘strongest investment options’, argues one company…

A spokesperson for Home Move commented: “"The market in Morocco is still considered to be one of the strongest investment options around the globe. The country is becoming increasingly popular as a holiday destination, as it offers good weather for 12 months of the year and exotic surroundings.

“This means there is strong demand for rental accommodation in major tourist hotspots all year round, which could be potentially lucrative for buy-to-let investors.

”House prices have been steadily increasing for the last few years as a result of the growing interest in the country. If this trend continues, investors will find themselves in line to benefit from capital appreciation and a larger asking price should they come to sell up in future.

Morocco ‘one of the best’

Tourism and investment in Morocco are set to explode over the next 5 years…

Tourism and investment in Morocco is set to explode in the next 5 years…

As one of the top emerging markets offering everything the potential investor could possibly want, at cheaper prices than traditional markets like Spain and France, Morocco is attracting investors at a fantastic rate

Rob Shaw Marketing and Operations Manager for Morocco properties, says, “Morocco has certainly come to the fore in the last year and is now strongly tipped to be one of the best overseas investment opportunities around.

“With the liberalisation of its airports in 2004 it now has an ‘open skies’ agreement allowing low cost airlines to operate freely.

“This has certainly been instrumental in making Morocco an investment hotspot and predictions are that the number of flights will double in the coming years with passenger numbers expected to top 16 million by 2011.

“Easily accessible from the UK, brimming with culture and enjoying a new economic confidence, Morocco has all the ingredients in the mix for those looking to invest overseas.”

Brits flock to ‘low-cost’ Morocco

Emerging holiday destinations outside Europe are becoming more and more popular...

Emerging holiday destinations outside Europe are becoming more and more popular, according to experts...

Ash Makkar, spokesperson for Teletext Holidays commented: "Consumers in the UK are increasingly opting to visit more exotic locations such as Africa. Morocco is a particularly popular destination.

He added: “Interest in the country has grown significantly in recent years. People are becoming more adventurous when it comes to booking a trip abroad. Morocco is also proving to be an attractive destination because it offers a relatively low cost of living.

Figures from the group showed that food and drink, including three-course meals and alcoholic beverages, are far less expensive than in Spain. This could help account for the country's current popularity among overseas property buyers from the UK, including rental investors.

Euro property markets ‘under threat’?

The European property market is facing increased competition from emerging property hotspots...

The European property market is facing increased competition from some emerging property hotspots in other parts of the world...

The International Herald Tribune recently reported that countries in Africa and <?xml:namespace prefix = st1 />South America are attracting higher levels of interest from foreign property investors.

It says their ability to offer the sought after combination of sun, sea and sand as well as easy access to major cities is helping them to rival their European counterparts.

Morocco in particular is proving a popular destination and is fast catching up to the likes of Spain and Portugal as a top choice for foreign property investment.

Comparatively low prices are a big attraction to buyers and an increase in the number of tourists visiting the country is fuelling demand for rented accommodation, which means opportunities for buy to let investors are plentiful.

Tourism is the country is expected to be given a further boost thanks to the Moroccan government's Vision 2010 tourism strategy which aims to increase visitor levels five fold compared with 2002 levels.

IMF: World economy in 'turmoil'

The International Monetary Fund (IMF) has warned of impending ‘global economic slowdown’…

The International Monetary Fund (IMF) has warned of impending ‘global economic slowdown’…

But the revised predictions are still well short of being a global recession. The IMF's chief economist calls it a significant global slowdown. For the major developed economies, the IMF predicts continued, but much weaker, growth this year.

The new forecast for global economic growth this year is 4.1%, after nearly 5% last year. There is a very sluggish period ahead for the main rich countries. By the final quarter of this year, annual growth in the US will be below 1%, according to the IMF.

Developing economies are predicted to grow more slowly than last year, though still quite robustly in many cases. The report also warns of risks from financial market turmoil, which could mean 2008 turns out worse than its main forecast.

Those problems could affect spending in the rich countries and make for more significant spillovers to developing countries. In any event, the IMF's economists said that talk of de-coupling - the idea that the world is independent of what happens in the US - was "greatly exaggerated".

One exception to the pattern of slowing growth in the forecast is Africa. IMF economists say that reflects high prices for many of the commodities exported by African countries, improved economic polices and the fact that the continent is less exposed than Asia, for example, to problems in international financial markets.

Morocco ‘causing a commotion'

Moroccan resort properties are expected to increase by 30% in value during 2008…

Increasing interest in <?xml:namespace prefix = st1 />Morocco from foreign investors is understandable, not just for alluring, government supported property market but for its strong tourism industry and the ever escalating accommodation requirements it provides. Commonplace capital growth estimates for Morocco lie anywhere between 15% and 30%, making it one of today’s world leading emerging markets.

Considering the many attributes that feature with many resort properties, including: bank guarantees, 18-hole golf courses and rental/management services along with the familiar inclusion of bars, restaurants and supermarkets, gym and fitness centres and pools, it’s no wonder that Morocco is causing a commotion

David Stanley Redfern offers an astonishing array of considerate services too, so why not get in touch for a non-obligatory chat about all the benefits of what could be the investment of a lifetime.

Cyprus, Egypt and Morocco flying high

EasyJet has announced an extra 32 flight destinations...

EasyJet has announced an extra 32 flight destinations as a result of its purchase of GB airways…

Not only is this good news for those looking to jet away to tempting locations such as Marrakech in Morocco but it will also have a positive effect for those that have invested in real estate in these growing markets. The low cost flights improve accessibility, encourage more visitors and in turn increase the demand for rental property.

The positive impact on the economies will also help boost property prices so owners will start to see further increases in the value of their homes. With prices for off plan properties starting from as little as £66,876 / €98,559 in Egypt and £64,100 /€ 91,600 Morocco it has never been a better time to invest in your dream holiday home.

Significant benefits

Egypt will benefit significantly with new flights to both Hurghada and Sharm El Sheikh whilst Turkey and Morocco will enjoy greater access with Easyjet flying into Dalaman airport and Marrakech. There is good news for Cyprus too with Paphos firmly on the list.

Steve Worboys, Director of Experience International (http://www.experience-international.com) a leading overseas property specialist comments on the news, “This is very exciting for people who are looking to or have purchased property in one or more of the 32 new destinations that EasyJet has announced.

"Whether they are holiday homes or investment property, there are gains to be had from the increased flights, as well as your own holiday enjoyment! On the flip side of the coin, we encourage clients to off-set their carbon emissions, the one clear environmental negative to increased air travel.”
