Key selling points
- Accessability from UK (3,5hrs from London Gatwick by Easyjet)
- Strong rental market, British, Spanish, French, Scandinavian,
- Tax advantages for the foreign investors
- Sensational Atlas Mounntains view
Al Johara means the Jewel - of the fabled ‘Red City’ of Marrakech. Our choice of architect to do justice to the potential of its name and to the idyllic Al Johara location was critical. We were fortunate enough to be able to commission the famous award-winning Marrakech architect Elie Mouyal. His designs are fabulous and the Al Johara property names such as Riad, Rampart and Borj are evocative of the old walled city of Marrakech which has clearly influenced their appearance.
Al Johara is set just 300 metres off the old road from the centre of Marrakech to the Atlas Mountains. Although only 20 minutes from the centre of the city, the views of the mountains, which are snow-capped for 5 months of the year, are stunning. The development totals 535 properties on 62 hectares (156 acres).
Currently available:
- Studio,1,2,3 bed Ramparts
- 2,3 bed Pavilions
- 2,3 bed Villa Palais’
- 2,3 bed Riads
- 2,3 bed Borjs
- 4 bed Luxury Villas
- Riads are beautiful, traditional Moroccan villas, built around an internal courtyard/garden which is partly pergola covered. All Al Johara riads are built right on the edge of large swimming pools. Both two and three bedroom / two and three bathroom riads are available and both have spacious rooms and sunroofs, vaulted ceilings and fireplaces.
- The ‘Rampart’ area of the development contains a selection of classic ‘Mouyal designed’ properties. Each with a unique blend of classic and contemporary Moroccan design features. The range has two bed/two bath and three bed/three bath Duplex townhouses, together with a selection of single level Studio, one and two bedroom apartments. All except the studio have loggias.
- Borjs are Moroccan ‘tower’ houses built within their own high walled garden/courtyard. At Al Johara borjs are available within the Riad and Rampart areas and also on the golf course, although there they do not have walled gardens. One, two and three bedroom and bathroom borjs are available and they all have sunroofs.
- Small 2 and 3 bedroom/bathroom villas, all located on or around the golf course offering lovely golf course views in one direction and stunning Atlas mountain views in the other direction. These properties will all have their own gardens.
- Al Johara is proud to offer a small number of sensational luxury larger villas located front line to the golf course. These superb villas are 3 and 4 bedroom and bathroom and are extremely spacious, with amazing views of the golf course with the Atlas mountains in the background. All the villas are set in their own substantial grounds.

***** WHY MARRAKECH? ***** Morocco in general and Marrakech in particular, offers excellent property investment potential. The Moroccan Government’s commitment to the expansion of its tourism industry as defined firstly in the Azure Plan, and now in Vision 2010 has already brought significant success in the 60% tourism growth that has occurred in the last 4 years. Major investment in Marrakech with rising property prices has resulted.
The Moroccan ‘Open Skies’ aviation policy has ensured maximum accessibility from Western Europe at minimum cost, with daily flights from several UK airports taking only just over 3 hours. Being in the same time zone, there is no jet lag.
The Marrakech microclimate makes the Red City the closest winter sun to the UK with an average of 7 hours’ sun per day for the months of November to March. During the rest of the year you will enjoy unbroken sunshine, cooling breezes and low humidity. Of course, in addition to the fantastic weather and short travel time, another reason for going to Marrakech is the fabled Red City itself. It is a sensational contrast of the old and the new, of the traditional and the best shops and restaurants available anywhere.
